What is included
- 7kW single-phase charger (or 22kW three-phase where the property has a three-phase supply, uncommon in Broadstairs) from an OZEV-approved model list, with the OZEV Electric Vehicle Chargepoint Grant paperwork prepared if you qualify
- Dedicated 32A radial from the main consumer unit or a sub-board, in T&E sized for run length and thermal grouping
- Type A or Type B RCD protection as required for the specific charger model, or the charger's own built-in DC leakage detection where the manufacturer specifies that route
- Load management module wired to the incoming meter tails where the property is on a shared or 60A main, so the charger throttles automatically when the oven and shower are on together
- UK Power Networks G98 notification filed as standard for a 7kW install, or G99 application submitted in advance where total dwelling load exceeds the G98 threshold
- Full commissioning test, connection to the customer's home Wi-Fi or 4G module, and a walk-through of the charger's app on the day
OZEV grant, in short
The OZEV EV Chargepoint Grant is not the old plug-in grant. It applies to renters and flat owners with dedicated off-street parking, and to landlords installing on a rented property, and pays up to £350 towards a socketed chargepoint installed by an OZEV-authorised installer. Owner-occupier houses no longer qualify, but the grant remains the main route for the buy-to-let landlord market and for the flats above Broadstairs seafront where a dedicated bay was allocated by the developer.
Broadstairs specifics that change the design
- Kingsgate and North Foreland larger properties. Detached homes on these roads often have 100A cutouts, sometimes three-phase. Headroom is comfortable, and a 7kW charger drops in without load management, though on a household running an ASHP or induction range we still fit it because winter peaks catch out even generous supplies.
- St Peter's and Broadstairs town centre semis. Frequently on 60A or 80A cutouts. A 7kW charger takes 30A on its own; a shower can take 40A. Load management is the difference between a straightforward G98 and a rejected G99. We size it before we quote.
- Victorian villa street parking. On roads where the parking bay is across the pavement, the charger cannot legally trail a cable over public footpath. Options are a bollard-mounted unit on the front boundary with a compliant cable channel, or a gully cover system agreed with Kent County Council highways. We flag this at quote, since some Victoria Parade addresses cannot be legally installed at all without a cross-pavement solution.
- Seafront salt corrosion. Chargers within a few streets of the bays get an IP65-rated model as a minimum, marine-grade stainless fixings, and glands oriented so any driven rain runs off. Standard mild-steel bracket kits corrode inside two winters.
DNO notification: G98 versus G99
UK Power Networks is the distribution network operator for Kent. Under Engineering Recommendation G98, a single-phase generator or bi-directional device up to 16A per phase (which covers a standard 7kW charger with an appropriate manufacturer classification) can be notified after installation, within 28 days. Under G99, anything above that threshold, including a 22kW three-phase install, needs application and approval before commissioning, which can take four to eight weeks. On a household already running a 4kW+ solar array or a heat pump, cumulative export or load can push a nominally 7kW install into G99 territory. We check before we quote and file the correct paperwork with UKPN.
Victorian villa install: the cable route matters as much as the charger
The charger goes up in an hour. Getting a 6mm or 10mm dedicated feed from the consumer unit at the back of the hallway to a driveway-side bracket at the front, without cutting horizontal chases across original plaster, is what takes the day. Preferred routes are under first-floor boards, down a chimney-breast void, then out through the front-elevation cellar or void. We plan the route before the visit.
How the day runs
Power off at 09:00, board opened, new 32A RCBO landed. Cable pulled through the planned route, glanded at the charger position. Charger fixed to a suitable substrate (front-elevation brick, drive-side post, or garage wall) at the height agreed. Commissioning: earth-fault-loop tested at the charger, RCD or DC-leakage function verified, app pairing, live vehicle test if one is on site. Documentation: EIC, manufacturer commissioning cert, OZEV grant claim if applicable, G98 notification to UKPN.
Indicative pricing
- £850 to £1,000 - 7kW charger, straightforward run under 5m from board to bracket, no load management
- £1,000 to £1,200 - typical Victorian villa with a 10 to 15m run through voids and one small chase, load management module included
- £1,200 to £1,400 - larger property, integrated with existing solar and battery, three-phase or G99 route
Excludes the charger itself if a specific model is customer-supplied outside our OZEV list. The OZEV grant, where applicable, is deducted at invoice.
Compliance in short
