Broadstairs is a Victorian resort town on Thanet chalk, and the housing stock reads that way. Solid-brick Victorian villas on Victoria Parade, Stone Road and the roads behind Viking Bay were wired for gas and later stitched together over three or four generations of amendment. Circuits are often a mix of rubber, TRS, PVC-in-conduit and modern twin-and-earth, joined in accessible attic boxes and inaccessible ones. That is not a rewire on sight, but it is a rewire on any circuit that fails an insulation-resistance test at 500V.
Salt drives a second layer of decisions. Anything within roughly 200m of Viking Bay, Louisa Bay, Stone Bay, Joss Bay or Botany Bay corrodes external metalwork faster than the manufacturer's default rating assumes. External sockets, EV chargers, garden lights and PV isolators want IP65 minimum, marine-grade stainless fixings and gland orientation that lets water run off, not sit. We fit accordingly.
Kingsgate and the North Foreland side of town sit on larger detached plots with 100A cutouts and headroom for EV plus heat pump plus induction. St Peter's runs to smaller 60A and 80A supplies where load management on a charger becomes the difference between an approved G98 and a G99 that waits on UKPN. And Thanet DC's conservation areas across the seafront and around the Old Town add a planning route on anything visible from the street on a listed elevation.
