One postcode, five very different electrical jobs. The Victorian terraces off Viking Bay, the older parish of St Peter's inland, the quieter fringe at Reading Street, the clifftop plots at Kingsgate and the large new-build enclave up on North Foreland. We keep our round tight to CT10 so we can hold the same standard on every job, from an EICR on a holiday let above the harbour to a three-phase EV install on the golf-side end of North Foreland.
Broadstairs is a compact town on a coastal bight of North East Kent. Charles Dickens wrote parts of David Copperfield here and the town still keeps a Dickens Festival every June. The housing stock inside CT10 runs the full range from listed Victorian sea-facing terraces down at the harbour to the largest modern detached plots in the town up at North Foreland. Each pocket has its own electrical character. Below is where we work, and what tends to be on the job sheet in each street.
Viking Bay, the harbour, York Gate, Dickens House and Bleak House. Victorian and early twentieth-century terraces, a solid stock of holiday lets and short-term rentals. EICRs, consumer-unit upgrades and salt-tolerant exterior circuits are the daily bread here.
The older parish that predates Broadstairs' resort growth. St Peter-in-Thanet church, Callis Court Road, Vicarage Street. Edwardian semis and post-war housing, older residents, a lot of ageing installations quietly waiting for their first EICR in twenty years.
The quieter fringe between St Peter's and Broadstairs town. Bungalows, older cottages and small new-build enclaves. Older-buyer downsizers moving in, which usually means an accessibility rewire, LED refit and a level-access shower circuit early on.
Clifftop above Botany Bay and Joss Bay. Grade II* listed Kingsgate Castle, large detached houses, and the salt spray to prove it. Solar, battery and EV headroom is real up here, and so is the corrosion budget on any exterior enclosure.
The lighthouse, the golf club and the most upmarket new-build market in Broadstairs. Very large plots, three-phase heads on the newer builds, EV plus heat-pump plus solar plus battery load-management work is standard here rather than exotic.
Everything in this list is CT10. We stay tight to the town so we can be on site the same week, hold parts stock that matches the local housing, and know which streets are inside a conservation designation before we quote.
The prevailing wind at Broadstairs is south-westerly across the town but the coastal problem is the cold north-easterly salt-laden air that comes in off the North Sea. That single fact reshapes half the exterior-electrical work in CT10. From Viking Bay round to Botany Bay the sea-facing enclosures corrode faster than the manufacturer's data sheets suggest. IP-rated is not enough on its own. Stainless glands, marine-grade cable clips and a serviceable inspection schedule make the difference between a five-year and a fifteen-year external installation.
Two councils matter for a Broadstairs electrician. Thanet District Council handles planning and building control for the town, including all listed-building consents and any works affecting a conservation area boundary. UK Power Networks is the distribution network operator for CT10, which is the address for G99 applications on larger solar and battery arrays, three-phase load queries on North Foreland heat pumps and any supply upgrade above the standard 60 or 80 amp service head. We handle the paperwork on both sides.
